The real estate market has drastically changed over the past decade. Potential buyers start their home search months before they would think about hiring a Realtor. People just don't walk into real estate offices as their first reference to real estate. Not a lot of business can be acquired from phone calls and walk ins anymore.

Because real estate has changed so much, marketing real estate methods need to change as well. To capitalize on this change in buyer behavior, Realtors need to be where the buyers are; on the internet.

One way that Realtors can acquire additional business, is to purchase real estate leads. Leads are generated as future home buyers brows the internet for real estate. The online buyer of today is more likely to ask a question after they have already viewed homes on the internet.

Internet real estate leads can be generated by requiring registration on IDX websites. Registration can take place by requiring visitors to register before viewing homes for sale, or when visitors have specific questions about individual homes for sale. When registration is required up front, the highest number of leads will be generated. The highest quality of leads are generated when registration isn't required.

The big advantage of generating leads in this method is that Realtors with a strong online presence will have access to a potential client months before the competition. Most people use the first real estate agent who talks to them.

Online real estate leads don't usually provide instant business, and do require some work. Some people actually start browsing online years before they end up buying. For agents who want a steady stream of business, internet leads provide a viable solution.

To succeed in real estate today, marketing dollars are best spent online. Real estate leads provide a steady flow of future business.
